How we estimate build cost

The estimated build cost shown on each plan page is based on the total area of the home and broad U.S. construction cost ranges informed by industry data, including NAHB research.

We use a low-to-high pricing model to reflect the difference between more affordable and more expensive construction markets. This approach helps show a more realistic range instead of one fixed number.

What this estimate is for

Our build cost estimate is designed to help you compare plans and understand the general budget level of a home design. It is a planning tool only. It is not a contractor quote and not a full construction estimate.

What is included

The estimate is based mainly on the size of the home and general U.S. market construction cost ranges. It is intended to reflect the cost of building the house itself.

What is not included

This estimate does not include land cost, permits, site preparation, utility connections, local engineering requirements, financing costs, taxes, demolition work, landscaping, or premium upgrades and custom changes.

Why actual cost may be different

Actual construction cost can vary depending on location, labor rates, contractor pricing, material choices, structural complexity, local code requirements, and finish level.
